Why I am Moving To Olmsted Falls Ohio

In this video, I’m sharing my personal journey of selling my house in North Olmsted, Ohio and moving to Olmsted Falls to build a new home. If you’re thinking about moving to Olmsted Falls or comparing North Olmsted vs Olmsted Falls, this breakdown will help you understand the real estate differences, lifestyle changes, and financial factors that went into our decision.

I’ll explain why we decided to leave a fully renovated home in North Olmsted — complete with a finished attic, added bedroom, and extra square footage — and make the move to a new build community in Olmsted Falls. From the affordability of homes starting in the low $400s, to the rare 10-year 50% tax abatement, to builder incentives like sod, landscaping, and upgrades, we found that this opportunity was too good to pass up.

We’ll also talk about why Olmsted Falls real estate made sense for our family long-term: excellent schools, more space for our growing family, new sidewalks connecting to downtown, and a neighborhood community with other young families. I’ll also cover the financial side — how we’re using equity from our North Olmsted home to put nearly 50% down on the new build, keeping our mortgage manageable while avoiding lifestyle creep.

If you’re looking into moving to the Cleveland suburbs, weighing the pros and cons of new builds in Olmsted Falls, or considering whether to sell your home in North Olmsted, this video gives you an inside look at the decision-making process. I’ll also share insights on equity growth in new build neighborhoods, HOA living, and why Olmsted Falls could be a great choice for buyers who want both affordability and community.

I have Lived in Cleveland for quite some time, and I think it’s such a great place to call home. With some of the cheapest housing in the country and so much to offer, Cleveland truly stands out. If you’re a Cleveland investor, this property might be for you. Whether you’re relocating to Cleveland for work, already living here, or simply considering a move, I would love to be the one to help you through the process! No matter the scenario, I am your Cleveland Realtor!

  1. Congratulations also from your Cologne-fanbase! Please show update videos of your new home!

  2. Looking to move to Ohio from New Jersey in the near future and not certain if I should purchase another home or just rent for a while. I work for a major airline that has a base in Cleveland & of course, I’m evaluating all my options. Any suggestions?

  3. I have a parcel on Stearns “Under Contract” contingent on whether the CRA Tax Abatement still applies… if that falls through (if it’s no longer applicable), I might consider this Ryan Homes subdivision… I had no idea anywhere in Olmsted Falls (Township?) was still offering a property tax abatement… without one, I couldn’t easily afford $400K+. Underwriters would nix the lower-rate 15-year I want. lol

In any case, building with Wayne Homes if it does go through. Nice little Chelsea model. Very particular about strong structural options & doing cosmetics later. Thanks to abatement and a 5% discount and a substantial down payment, plus buying and prepping the land with cash, I should be able to pay the thing off in 6-7 years…

    Anyway… 6am thoughts. lol.
